Can I register my NIB with a virtual office address?

The situation

Many service activities can use a virtual office, but some activities need a physical site that fits zoning rules.

The law

  • PP 28/2025 on risk-based business licensing: Replaces PP 5/2021; licences through OSS by risk level, with service level deadlines and automatic approval when an agency does not act in time

What it means for you

OSS checks spatial use suitability (KKPR) for the location. Offices in commercial zones work for most consulting and trading codes. Manufacturing, warehousing or food production usually need a real site in the right zone. Choose the address after you fix the KBLI.

What to do

  1. Fix the KBLI first.
  2. Ask the virtual office provider which KBLI codes they support.
  3. Check zoning in OSS.
  4. Use a physical site for activities that need one.

A failed site check can also block PKP registration later.
