Golden visa through a property purchase

I am buying a flat worth AED 2.1 million with a mortgage. Can I get a golden visa?

The situation

The property route needs a title deed value of at least AED 2 million. Since February 2026, mortgaged and off-plan property can count when the land department certifies it and the bank gives a no-objection certificate.

The law

  • Golden residence rules under the Entry and Residence of Foreigners law: Property worth AED 2 million or more qualifies

What it means for you

The old rule that you must have paid at least half the price was removed, according to 2026 reports. Example: a AED 2.1 million flat with a 70 percent mortgage can qualify once the deed shows AED 2.1 million and the bank issues an NOC. Fees are reported up to about AED 10,000 for property routes.

What to do

  1. Get the title deed in your name.
  2. Ask the bank for a no-objection certificate.
  3. Apply on ICP or GDRFA under the property route.
  4. Complete medical and Emirates ID.
