Ejari must be valid before renewal
Renewal is blocked because my Ejari has expired. Why does the lease matter?
The situation
A Dubai mainland licence is linked to a registered lease. If the Ejari has expired, the portal will not complete the renewal.
The law
- Dubai DET licensing requirements: The licence must be linked to a valid registered premises
What it means for you
Renew the tenancy with the landlord, register the new Ejari, then restart the licence renewal. Market guides say the Ejari should run at least one month beyond the new licence expiry. Example: if your licence renews on 1 February 2027, a lease ending 15 February 2027 may be refused; extend it to cover the whole year.
What to do
- Ask the landlord for the renewed tenancy contract.
- Register the new Ejari.
- Upload it to the renewal application.
- Pay the renewal voucher.
